Things you need to know about commercial floor cleaning.

Are there different types of commercial cleaning ?

Yes. In fact, commercial carpet cleaning can be broken down into 3 categories:

Janitorial / Maid Services : This is a day to day cleaning service that involves removing the trash, dusting, vacuuming, cleaning sinks and other housekeeping duties.

Preventative Maintenance Service : This is a specialized service where equipment and products are used to remove the soil that the janitor and maid companies cannot. This is typically done on a schedule that alternates weeks or months. This service is primarily used for commercial carpet, or commercial flooring.

Restorative Cleaning Service : This is done when a floor has been neglected and not professionally cleaned for a long time. A bunch of soil has built up over time and it needs to be removed by a professional commercial carpet cleaning service like USClean.

What are the differences between a janitorial company & a specialized cleaning company ?

There are a lot of differences between the two and we will use the medical field as an example to help demonstrate the differences. All medical doctors have a general knowledge in medicine and can treat general problems. Most doctors go into a specialty where they spend most of their time learning and finding better ways to treat specific problems. A janitor would be more like a medical doctor with general knowledge whereas a specialized cleaner would be more like a doctor who specializes in a specific field.

Education: Most employees of a janitorial company do not take classes and are not required to pass exams through a non-profit and non-biased organization when dealing with professional floor cleaning. For a specialized floor cleaning company such as USClean this is a requirement for all employees.

Education for specialized floor care involves understanding chemistry and how certain products remove specific types of soil. The wrong product on the wrong type of material can damage the material permanently. Professional floor care providers like USClean recognize that it is equally important to fully understand the material and the appropriate type of product to be used. In addition, the technician must choose the right method to remove the soil. Once the soil is removed a floor finish must be applied. Floor care is much more than running a vacuum over the carpet or using a mop and bucket to clean the tile.

Experience: Janitorial employees typically do not performed specialized cleaning for 40 hours or more per week. It’s hit and miss with specialized floor care. With specialized floor cleaning companies this is all the employees do.

Is using a mop and bucket good enough for my tile floors ?

Yes and no. It is a good solution for day to day cleaning assuming it is being done the right way. The right way to mop a floor is to have clean water, dip the clean mop (not a dirty or used one) into the bucket, rinsing out the moisture and then apply it on the floor to clean a small section. Then you change the water out and get fresh water with new cleaning solution. Does it happen this way? Absolutely not !

As soon as the mop gets dipped into the bucket, the dirt on the mop gets released into the water. Now there is dirty water in the mop bucket. What typically happens is that the mop will get rinsed out and then applied on the floor and dipped into the bucket again, releasing the soil back into the reservoir. Now the water is twice as dirty. This process is repeated time and time again without changing the water.

Your mop and bucket floor cleaning is done with good intentions, but now all it is doing is serving as a soil re-distribution center. The soil is being spread out evenly on the floor. It’s not being removed! In this case it’s almost better not to mop the floors at all. Specialized floor cleaning professionals like USClean technicians have a way to remove the soil without re-distributing it.

What if we have an in-house staff that handles all our floor care ?

Many companies do provide an in-house staff and there are some really good features to this provision. The in-house staff is very much like a janitorial company and there will still be a lack of knowledge and experience when they’re dealing with specialized cleaning. Carpet mills work closely with a non-profit organization called the Institute of Inspection of Cleaning & Restoration Certification (IICRC) Program for a reason.

There is a curriculum and certain requirements that one must achieve before receiving the title of a certified cleaner. Untrained individuals may damage your flooring, costing you more than it would have to have it professionally maintained. In addition, hiring a professional can reduce your payroll, make your employees happier (they do not like doing it because they do not know how to do it), and reduce the liability. Look at it as an investment for your staff and property. Hiring an USClean professional textile cleaner will always be a smart choice.
